Below, you’ll find lots of information about how tenancies work. But remember, we’re here to help you look after the property, so if you have a specific query or maintenance request, please contact our property management team.

  • What happens to your bond?
    You’re required to pay a bond at the start of your tenancy. This bond is held by the State Government known as the bond administrator.
  • Preparing for routine inspections
    Our property management team will conduct an initial inspection of your rental property six weeks after your tenancy commences, and every three months thereafter. We’ll send you a property care guide to help you maintain the property to the appropriate standard. By following our advice and recommendations you will increase your chances of a full bond refund.
  • Requesting emergency repairs
    Please contact us as soon as possible if any damage occurs to your rental property or if any emergency repairs are required – burst water pipes, electrical faults, flooding toilet, gas leaks, anything that’s a safety risk or requires immediate attention. Please call 9494 3888 24 hours for emergency out-of-hours support.
  • Locking yourself out
    It happens to the best of us, but please note this does not qualify as an emergency. If you accidentally lock yourself out of your rental property during business hours, please call our property management team on 9494 3888 we may be able to help but can’t guarantee it.  In the event its after hours or we can’t help at the time you will have to call out a locksmith at your own expense.
  • Preparing to vacate the property
    As the end of your tenancy approaches, you need to ensure all rent and any other accounts associated with the property are paid in full. We’ll send you a cleaning and vacating guide, which will help you prepare your rental property for your final bond inspection. You need to leave the property in the same condition as it was at the start of your tenancy. Any damages may be deducted from your bond.
